Dubai’s real estate market has now posted its strongest first half on record. According to Dubai Land Department (DLD) data, 79,281 transactions worth AED 221.4 billion were registered across Q1 and Q2 2026 — a figure that would have seemed impossible three years ago and that cements Dubai’s position as the world’s most active residential market relative to its size.
In this report, we break down what is driving the numbers, where the money is going, and what it means for you — whether you are buying a first home, expanding a rental portfolio, or watching from abroad.
The headline numbers
- 79,281 transactions registered in H1 2026 (Q1 + Q2)
- AED 221.4 billion in total transaction value
- Off-plan sales continue to dominate, accounting for the majority of transactions by volume as major developers launch record pipeline phases
- Average residential prices up ~18% year-on-year, with prime communities significantly outperforming the average
What is striking is the breadth of the growth. This is not a single-tower or single-community phenomenon — transaction growth is spread across established communities, new master developments, and the mid-market segment.
Why the market keeps climbing
1. Population and visa reform
Dubai’s population continues to grow at roughly 5–6% annually, fueled by employment migration, the Golden Visa program, remote-worker visas, and company relocations. Every new resident household needs housing — and the pipeline, while large, is still absorbing demand.
2. The rent-versus-buy equation
Rents in prime communities have risen sharply since 2023. For many tenants paying AED 90,000–140,000 in annual rent, the mortgage math on an equivalent apartment now works — a dynamic that keeps converting renters into buyers.
3. Global capital rotation
Capital continues to rotate out of markets with heavy taxation or geopolitical risk. Dubai remains uniquely positioned: zero property tax, zero capital gains tax, full foreign ownership in freehold zones, and a dirham pegged to the US dollar.
Where the money is going
Our transaction analysis for H1 2026 shows consistent outperformance in five community types:
- Mid-market apartments with 7%+ yields — JVC, Arjan, Dubai South, and International City remain the yield engine rooms
- Established villa communities — Dubai Hills Estate, Arabian Ranches, and Tilal Al Ghaf attracting end-users and long-hold investors
- Prime waterfront — Palm Jumeirah, Dubai Marina, and Emaar Beachfront continue to set price records per square foot
- Business Bay and Downtown — the professional tenant pool keeps absorption high and vacancy near zero
- Off-plan master communities near new infrastructure — anything benefiting from the Al Maktoum International Airport expansion and the metro extensions
Yields: what investors are actually earning
Gross rental yields in Dubai remain among the highest of any global city:
- JVC and mid-market apartments: 7–9% gross
- Business Bay / Downtown: 5.5–7%
- Dubai Hills / family villas: 5–6.5%
- Palm Jumeirah / prime luxury: 4–5% (capital growth is the primary return driver here)
Net yields after service charges, insurance, and management typically run 1.5–2 percentage points below gross — an important distinction many off-plan brochures skip.
Risks we are watching honestly
A market this hot deserves respect, not just enthusiasm. Three things we monitor for clients: the sheer volume of off-plan supply launching 2027–2029, the effect of any global rate changes on mortgage demand, and price-entry levels in communities where land costs have tripled.
None of these are reasons to sit out — but they are reasons to buy selectively, prioritize completed or near-completion stock in proven communities, and avoid chasing every new launch.
H2 2026 outlook
We expect the second half of 2026 to remain strong, with seasonal momentum building after the summer slowdown. Off-plan launches from the major developers will continue to sell out within days, and completed, ready-to-move stock in good communities will keep commanding premiums.
Our advice has not changed: buy for yield in proven mid-market communities, buy for wealth preservation in prime waterfront, and treat every “guaranteed return” pitch with healthy skepticism.
